Hinjewadi , the fast developing IT hub of Pune, is
to get commercial cum residential developments that
promote the walk-to-work concept. It is the
proximity to Pune city, which is a 25-minute to an
hour's drive away, which gives it an edge. Also,
Mumbai with its international airport, is only a
three and a half hour's drive away on the
expressway.
Hinjewadi's growth story began when the government,
in its bid to woo hi-tech industries, also threw in
liberal incentives in its IT and ITES Policy, 2003.
The main issue was land, so it waived stamp duties
for owned and leased properties built on MIDC land.
The buoyant Pune IT sector employs more than 70,000
people. In addition to existing software companies
like Infosys, Wipro, Satyam, TCS, Cognizant and IBM
Global, others are planning to set up operations in
Pune, including software giant Microsoft, which
intends to set up a Rs 700-crore facility in
Hinjewadi. Rising concerns on poor infrastructure in
the city are encouraging developers to come up with
"walk-to-work" projects in Hinjewadi.
Pune-based Paranjape Schemes has launched a 138-acre
IT SEZ and township in Hinjewadi with over 3,000
residential units, as well as hotels and serviced
apartments. "Hinjewadi is a land of opportunities.
The base has already been set up and there is
employment - so there is no speculation. Almost all
companies there own campuses so even in the worst
case scenario, these are sure to continue
functioning," says Aditi Watve, CEO of Flagship
Infrastructure (P) Ltd, a Paranjape Schemes venture.
"The planning of this area is done in a much better
manner and is set only to improve from here and
companies as well as employees value this," she
adds. "A lot of developers are acquiring/have
acquired land in and around this area and therefore,
further developments shall be done - again in an
orderly manner."
Vornado Realty is to develop a $200 million township
in Hinjewadi with MIDC. The project aims to provide
a better quality of life to IT sector workers via
the walk-towork concept.
Kumar Builders is to launch a 124 acres IT SEZ,
Cerebrum, in Phase II of Hinjewadi. Forty per cent
of the land will be used for residential purposes.
"It has been a global trend to have housing
developments in and around a business district,"
says Kruti Kumar Jain of Kumar Builders.
"Though these areas are comparatively far away from
daily conveniences and the city centre, they gain
importance due to the work force in the vicinity,"
she adds. "This results in reduction of travel time.
Long hours plus traffic eats into precious time,
which otherwise would have been spent with family
and recreation.
